NO! The majority of what we buy are distressed properties. We have seen it all. Do not lift a finger or spend a dime. There is no need to clean or repair. If you need to sell the property "as is", do NOT make any changes. We do not require you to repair or to clean anything.
After signing the contract to accept an offer, you have 7 calendar days from the day you signed to change your mind with no consequences. If you decide to cancel the contract during this time, simply notify us in writing.
When we close, we pay all the normal closing costs. There are no hidden fees, and you never pay us a dime! You walk away with cash and walk away from cleaning, repairs, and agent commissions.
In most cases, yes. However, if we determine that the property is a better fit with one of our other trusted investors, such as a buy and hold rental, or a fix and flip, then yes, we do and will assign the contract. Rest assured that your contract is 100% valid, and that nothing changes in our deal with you.

"Owner Financing" or "Owner Will Carry" means that as the property owner, you agree to carry the note on ALL or a PORTION of the sales price over a mutually-agreed-upon term. Instead of the buyer securing a traditional mortgage from a bank, they make payments directly to you over time, with interest, until the full purchase price is paid off.
Offering owner financing can speed up the sale of your property, attract a broader range of buyers, and potentially allow you to negotiate a higher selling price. It also provides you with a steady income stream through monthly payments, which will include interest. You get to choose your term, interest rate, and the ability to foreclose on the property and take back ownership.
While owner financing can be advantageous, it does carry some risks. If you are looking to cash out all at once, this is not the option for you. However, if you are looking for an income stream from the property and to have no landlord responsibilities, this may be an ideal solution.
To set up owner financing, you need a Note and a Deed of Trust, that outlines the terms of the loan, including the loan amount, term of loan, interest rate, payment schedule, and any penalties for late payments. We have the experience to ensure the agreement is comprehensive and protects your interests, however, you are always encouraged to meet with a real estate attorney or tax accountant if you have any legal questions.
